Title Insurance Agent Service Fees

Maynard, O’Connor, Smith & Catalinotto, LLP is a licensed Title Insurance Agent and acts as examining counsel for Chicago Title Insurance Company, a member of the Fidelity National Financial Family of companies. The premium for title insurance for the purchase, and/or refinance of a mortgage loan, of real property is set by New York’s Department of Financial Services. In addition to the cost of the title insurance premium and any required endorsements, additional charges may be imposed for searching and handling services which vary by the transaction and the County in which the real property is located. Maynard, O’Connor, Smith & Catalinotto, LLP’s current range of charges for such title services are as follows:

Zone 1

  • Zone 1 Search Charges (Residential) $100 – $500
  • Zone 1 Search Charges (Commercial) $250 – $1,000
  • Zone 1 Closing Continuation $40 – $100
  • Zone 1 Tax Search $40 – $75

Zone 2

  • Zone 2 Search Charges (Residential) No Charge
  • Zone 2 Search Charges (Commercial) No Charge
  • Zone 2 Closing Continuation No Charge
  • Zone 2 Tax Search $40 – $75

Additional Charges

  • Patriot Search No Charge
  • Additional Tax Search (per parcel) $40 – $75
  • Judgment/Lien Search (additional) $25 per name
  • Recording Service Charge $15 – $75
  • Escrow Service Charge $75 – $150
  • Mortgage and Lien Payoff Charge $75 (each)
  • UCC Search $50 per name
  • Bankruptcy Search $25 per name
  • Municipal Searches $200 – $300
  • Extra difficulty / extra chains of title as permitted under TIRSA Rate Manual
  • Additional closing attendance charge for as permitted under TIRSA Rate Manual
  • Excessive travel and time
